Located inside Massanutten Resort, you’ll be just minutes from all the 4-season activities the resort is known for—skiing, snow tubing, the indoor/outdoor water park, golf courses, hiking, mountain biking, zip lining, and more.

✨ Resort Activities:
Most resort amenities are available to guests for an additional fee and can be booked directly through the resort. We highly recommend reserving in advance, as popular activities often sell out—especially on weekends and holidays.

✨ Good to Know:
Amenity availability, hours, and pricing are managed by the resort and may vary. Access is not guaranteed and is not a refundable reason for cancellation.

Guest access
Guests have full access to the entire home and all outdoor amenities, including the hot tub, sauna, fire pit, and spacious deck. The only exception is a locked owner’s closet located in the upstairs King suite, which is reserved for supplies.

For your convenience, we offer self check-in with a smart lock. Your private code will be sent on the day of arrival once the rental agreement is signed and a refundable security hold has been placed on a credit card (no charge is made unless damage occurs). This allows you to arrive on your own schedule.

Parking: The driveway can comfortably fit 5–7 vehicles, which is more generous than most homes in Massanutten. If you need additional space, guests may also use the community overflow lot at 4007 Peak Drive, Massanutten, VA 22840. Please note: RVs, campers, and buses are not permitted.

During your stay, you’ll enjoy exclusive use of the home and its amenities. Resort amenities (such as skiing, waterpark, and golf) are available to guests for an additional fee and may require advance booking.

☆☆ Pool Access ☆☆
The home includes an upgraded pool membership with complimentary access for up to 8 guests during the summer season. Additional guests may enter for a small fee ($8 per person Monday–Thursday, $10 per person Friday–Sunday and holidays).
Pool access is managed by the Massanutten Property Owners Association (MPOA) and is subject to seasonal availability, capacity limits, weather conditions, and safety protocols, especially during peak periods. Any temporary closures or entry limits are determined by MPOA for guest safety and are outside of our control.

🐾 Pet Policy — The Piney Lane House
We’re happy to welcome well-behaved dogs to our home! 🐶 Please review and agree to the following terms before bringing your pet(s):
Advance Approval Required: Pets are permitted only if arranged in advance and approved by the host. Addition of any other pet is prohibited without prior approval.
Pet Fee:
One dog: $125 per stay
Two dogs: $250 per stay
Maximum: 2 dogs total
No cats or large dogs (over 50 lbs).
Eligibility: Each dog must be under 50 lbs and at least 1 year old, house-trained, and non-destructive.
Health: Dogs must be up to date on rabies and core vaccinations. Heartworm prevention is strongly recommended.
Supervision:
Dogs must be under control at all times and leashed outdoors per local ordinances.
Dogs must be crated if left alone in the home.
Cleanliness:
Guests must clean up after their dogs and dispose of waste promptly.
No pets on furniture or beds.
Personal pet bedding or items should not be washed in the home’s washer or dryer.
Behavior: Dogs must not be noisy, aggressive, or cause disturbance to neighbors or other guests. Guests agree to address any complaints immediately.
Damage & Responsibility:
Guests are solely responsible for any damage or injury caused by their dog(s).
Any damage not reported but later found by the host will be documented, and repair or replacement costs will be deducted from the security deposit or billed separately.
Liability: The host and property owners assume no responsibility for illness, injury, or accidents involving pets.

Because Piney Lane House is located inside Massanutten Resort’s residential community, all guests must follow Massanutten Property Owners Association (MPOA) rules. These ensure the safety, comfort, and enjoyment of both guests and neighbors.
Respect that this is a private, residential community — please be considerate of full-time residents and other vacationers.
Loud noise, music, or disruptive behavior is not permitted at any time.
Quiet hours are 10 PM – 7 AM and are strictly enforced.
Parking is permitted only in the driveway or the community overflow lot at 4007 Peak Drive, Massanutten, VA 22840.
No street parking, and do not block driveways, neighbors’ access, or fire hydrants.
RVs, buses, campers, or trailers are not allowed anywhere on the property or community roads.
No open or unattended fires are permitted at any time.
Fire pit use is not allowed during quiet hours (10 PM – 7 AM).
Follow local fire restrictions during dry/windy weather.
Trash must be taken to the community dumpsters at 4007 Peak Drive.
Do not leave trash bags outside the home, as this attracts wildlife.
No alcohol consumption in common or community areas.
Drones are prohibited within the resort and community.
Pools, recreation centers, and resort amenities may require a fee and advance booking (not included with home rental).
By booking, guests agree to follow all MPOA rules and regulations.

🚭 Smoking & Vaping:
Strictly prohibited indoors and outdoors.
This ensures the home stays fresh for all guests and avoids fire hazards.
A $250+ cleaning fee will be charged if violated.
🍾 Parties & Unregistered Guests:
No parties, events, or unapproved visitors.
The house and community are designed for families and groups—not large events.
Unregistered guests are not allowed on the property.
🔐 Safety and Security:
Exterior security cameras monitor the front door and driveway only.
They protect both guests and the property; there are no cameras inside the home.
Fire extinguishers are available in the kitchen for your safety.
🔥 Hot Tub, Sauna & Fire Pit:
Guests use these amenities at their own risk.
Children must be supervised at all times.
Do not use glass near the hot tub, sauna, or fire pit.
Please shower before entering the hot tub and replace the cover when not in use.
🛏️ Care of the Home:
Treat the home with respect as you would your own.
Report any damage immediately so we can address it quickly.
Only flush toilet paper—no wipes, feminine products, or paper towels.
🗑️ Trash & Cleanliness:
Do not leave trash outside the home, as it attracts wildlife.
For your convenience, regular household trash can be placed in the bins at the house. If you happen to accumulate more than they can hold, please take the excess to the resort dumpsters located at 4007 Peak Drive.
